How property tax appeals work in Texas and Florida

What is a property tax appeal?
It is a request that the county review the value it set for your property. In Texas it is called a protest to the appraisal district. In Florida it is a petition to the Value Adjustment Board.
Who files it?
You do. Owners can file their own. AssessCheck does not file, sign, or represent anyone.
When is the deadline?
Deadlines are set by each county and printed on your notice. This site does not publish dates. Confirm on your county official page.
Does a lower value always lower my bill?
No. Caps and exemptions can mean a lower value does not change this year's bill. For example, a Florida assessed value can already be below the just value.
What evidence helps?
County records for similar homes appraised lower, recent qualified sales of similar homes, and facts about your home that county records do not show, such as condition and repairs.
